'15 Billion Profit in 6 Years' Girls' Generation Yoona Owned 25 Billion Cheongdam Buildings

Cheongdam-dong buildings purchased by Girls' Generation Yoona under her personal name in 2018 have risen by about 15 billion won in six years.

According to a News 1 report on the 12th, Yoona bought a building located in Cheongdam-dong, Gangnam-gu, Seoul in October 2018 for 70.68 million won per pyeong (3.3㎡) of land, a total of 10 billion won.

The building is a semi-new building completed in 2014, with a land area of 467.7㎡ (141 pyeong), a total floor area of 1462.56㎡ (442 pyeong), and two basement floors to four ground floors.

It is located behind Dosan-daero in Cheongdam-dong, Gangnam-gu, and is located about a 10-minute walk to Gangnam-gu Office Station and Apgujeong Rodeo Station on Line 7 and Suin Bundang Line. In the future, the opening of a stop station on the Sinsa Wirye Line at Hakdong Intersection was also scheduled.

According to a certified copy of the real estate register, Yoona purchased the building under her personal name. The maximum amount of bonds is estimated to be 7.2 billion won, and Yoona's actual investment is estimated to be 4 billion won in cash excluding loans.

An official at the Building Road Real Estate Agency evaluated that "the high-yield building with a return of 6.38% based on the 2018 purchase price and the current rent in 2024 is substituted.'

The current market price is estimated to be more than 25 billion won. This is because a building about 300m away from Yoona's building was traded for 172 million won per pyeong (3.3㎡) in June last year. If the land area of the Yoona building is calculated at 172 million won per pyeong, it will be 24.3 billion won.
