Cha Tae-hyun is now the owner of the Gangnam building '4.78 billion won loan'
Actor Cha Tae-hyun became a building owner when he purchased a building in Sinsa-dong, Gangnam-gu, Seoul for 7.4 billion won.

According to the land collection and real estate industry on the 4th, Cha Tae-hyun recently purchased a multi-family house with a land area of 192.6㎡ (58.26 pyeong) and a total floor area of 393.36㎡ (118.99 pyeong) in Sinsa-dong, Gangnam-gu, Seoul. It was purchased for 7.4 billion won in April, and the balance was paid on August 30. The purchase price per pyeong (3.3㎡) is about 127.01 million won.

According to a copy of the Supreme Court's register, Cha Tae-hyun purchased the building under the name of a corporation (Cha & Choi Entertainment), where his wife Choi Seok-eun is an in-house director, not under his personal name. The maximum amount of bonds is estimated at 5.73 billion won, and the principal amount of the loan is estimated at 4.78 billion won, or 65% of the trading price.

If the loan estimate is excluded from the purchase price of the building and 5.8% of incidental expenses such as acquisition tax, legal fees, and brokerage expenses are added, Cha Tae-hyun seems to have bought the building with KRW 3.05 billion in cash.

The building is located in the station area, which takes about 8 minutes to walk to Apgujeong Station on Subway Line 3, and is considered a good commercial district as it is located along Garosu-gil to the west.

In the future, it is expected that multi-family houses can be used as commercial buildings if they are repurposed into neighborhood living facilities and then sold and built.
