'Cheongdam-dong building owner'Kim Hee-ae made 40 billion market gains in 18 years alone..'100 Million Monthly Rent'



The Cheongdam-dong building in Seoul, owned by actor Kim Hee-ae, is expected to earn about 40 billion won in capital gains for the first time in 18 years.

According to News 1 on the 27th, Kim Hee-ae purchased three lots of parking lots with a land area of about 649㎡ (196.35 pyeong) on the side of Dosan-daero in Cheongdam-dong, Gangnam-gu, Seoul for 11.9 billion won in July 2006.

At the time of purchase, the price per pyeong of the land was about 60.61 million won. It is estimated that the maximum amount of bonds is 3.6 billion won and the principal amount of loans is about 3 billion won. The remaining 8.9 billion won is believed to have been purchased in cash.



Located in the corner behind Dosan-daero in Cheongdam-dong, the real estate is called Cheongdam-dong Luxury Street, which is a 7-minute walk to Apgujeong Rodeo Station on the Suinbundang Line.

Kim Hee-ae purchased the property for parking in 2006. After operating as a parking lot for 14 years, the construction of a new building began in 2020.



Currently, the new building has four basement floors to five floors above ground, and the second basement floor to the fifth floor is occupied by high-end rental businesses such as dermatology and flagship stores, and the third and fourth basement floors are used as management floors and mechanical parking lots.

The current market price is estimated at about 50 billion won. Compared to the case where a new building was traded at 230 million won per 3.3㎡ near the building in June, Kim Hee-ae's building can be estimated at 254 million won per 3.3㎡ considering the favorable location conditions located in the corner. If this is applied to a land area of about 649㎡, about 50 billion won will be generated.



Kim Hee-ae earned a market margin of 38.1 billion won in about 18 years compared to the purchase of 11.9 billion won in 2006. The monthly rent for this building is known to be around 100 million won.
